Since July 2022, Business Hub has been on a transformative journey of growth, carving out its position as a leader in Australia’s serviced office industry while preparing to expand beyond national borders. The company has achieved remarkable growth by combining strategic expansion, innovative partnerships, and a long-term vision for national & international presence. This growth has benefited not only Business Hub but also the
communities, employees, clients, and partners who share in its success.
Beyond geographical expansion, Business Hub has built strong partnerships with property
owners, empowering them to convert underutilized assets into thriving flexible workspaces. This partnership approach is more than a business strategy; it’s a philosophy that benefits all parties involved. For example, a recent collaboration with a local property owner led to the transformation of a vacant commercial space into a serviced office that reached over 90%
occupancy within months. This project has increased the property’s value, generated jobs, and provided new options for local businesses, fostering economic resilience in the area. Such success stories demonstrate how Business Hub’s partnerships contribute to both community and business growth.
Business Hub also developed a licensing framework to allow partners to bring its successful model to new markets. The framework offers licensees a chance to adopt Business Hub’s operational practices, brand standards, and member-centric approach while adapting to local market needs. Business Hub plans to use this licensing platform to enter into new markets both in Australia and across Asia to serve the evolving needs of the everchanging workforce.

Business Hub is South Australia's largest privately owned serviced office provider with 22 locations and now expanding rapidly across Australia. It currently has over 450+ members who use a Business Hub serviced office facility to grow their business from. Business Hub started during the GFC in 2009 with one location in a small suburb of Seaton, South Australia.
Our Founder and Managing Director, George Kipriz, has implemented teams across Australia and the Philippines, to provide systems, AI and tech to support our office managers and operators. Our organic expansion was fuelled by increasing demand of small businesses wanting to operate their business from flexible and affordable workspace, without committing to long and expensive lease agreements.
Numerous media outlets approached Business Hub when it created the world's first and only revolving serviced office facility which is also its headquarters, in the suburb of Glenelg South Australia. Members enjoying 360 degrees of rotating sweeping views of the Adelaide coastline and CBD, which also attract member workshops, events and regular podcasts for the business community.
The company has now entered the eastern states of Australia both in Sydney and Canberra, with a view to expand the brand both nationally and internationally in 2025.
- Explain why the achievement you have highlighted is unique or significant. If possible compare the achievement to the performance of other players in your industry and/or to the organization's past performance (up to 250 words):

Business Hub has pioneered the industry in many ways. The term 'coworking' did not exist in 2009 as most tenant/landlord relationships were only through a standard lease agreement. The company transformed this by offering member agreements instead, simplifying the process for all stakeholders. Landlords attained an occupied space from an otherwise empty building, and members removed the risk to focus on growing their business.
The challenging times of COVID saw the company grow even further, where businesses did not want to commit to long leases, and were more inclined to adopt a hybrid approach with both office and working from home options. Business Hub offered packages to support these businesses.
Introducing our licensing platform is a unique business model for this industry. Most players in this industry are either company operated, single operators and/or larger publicly listed companies with a shareholder focus. Business Hub has adopted a licensing approach, where the members and license partners are the key beneficiaries along with landlords and the local community surrounding the serviced office facility. The multiplier effect on one Business Hub in the neighbourhood reaches out to higher levels of activity within local shops, cafes and restaurants.
