    When Adam Nobel, founder of Hugo Alexander Property Group, started his real estate agency five years ago, he wanted to change the way real estate agencies interact with buyers, sellers, tenants and the community. In Australia, real estate agents and property managers do not always have a stellar reputation. His passion drives Adam to elevate the ethics in the industry.
    Adam has built a reputation as an innovative and hard-working professional, offering the best possible results and service to clients, whether they’re buying, selling or investing. His unique five-step sales process has a 100% listing-to-sale success rate - seeing every client who listed their property achieve the sale outcome they wanted since 2011. Tapping into his background in international business, consumer psychology and advertising, Adam has built an agency deeply embedded in values - care, transparency and growth. This client-centric focus sets a solid foundation to amplify and improve industry standards. showcasing the real estate industry is about people because people are at the heart of the industry.

    The agency’s values, deeply embedded in care, transparency and growth, are the cornerstone of Hugo Alexander’s offerings. This client-centric focus sets a solid foundation to amplify and improve industry standards, demonstrating that the real estate industry can be all about people.  Not content focusing purely on client’s needs, Adam intently watched the pain caused by increasing Australian interest rates and property prices, leading to a lack of rental properties, and one of the most challenging times in the Australian property market.
    Adam created an innovative solution to help clients grow their wealth through property, and provide affordable housing solutions for vulnerable people who cannot find a rental property.
    With a housing availability crisis in Queensland, and the government not making investing attractive, Adam works with builders and investors to come up with alternatives by building 1B rooming houses to solve the housing problem.
    Adam approached clients - builders and property developers - about building properties to create more affordable homes for tenants. He partnered with several to build rooming houses - 5 bed-homes with five studios or rooms with their own bathroom and kitchenette, couch, TV, bed, desk to alleviate the rental crisis, providing accommodation at affordable prices in shared housing.

    For over eight months, Adam and his team of builders, property developers and investors have built 12 rooming homes - each with five bedrooms with a self-contained bathroom/kitchen, housing up to 5 people at a time. This solution has provided homes for 60 people on the brink of homelessness or already homeless. The goal is to build a total of 200 this year. As a result, Adam has achieved the highest rent in this type of win/win rental accommodation out of 100 properties. Not only does the tenant live in an affordable home, but the investor achieves a good ROI in this end-to-end solution.
    In less than twelve months, demand for this solution has grown organically from 0-90. Hugo Alexander is the first agency in Queensland to break the $400 a week mark for a rooming house room, signing 12 month leases with excellent tenants and no eviction or QCAT hearing.  Working with rooming houses is rewarding; creating more affordable homes and helping clients increase wealth by helping others. This solution offers 8% to 10% yield for clients, and up to $25,000 a year in depreciation each of the first ten years. Homes are built on 400m2 minimum land, so clients receive long-term capital growth. 
    The long-term goal is building more affordable rooming housing solutions, creating generational wealth for clients, so their children and their children’s-children never experience the vulnerability of not being able to afford a home or access to a rental, as many face now.
