An artfully built, spaciously planned retail environment that offers a larger-than-life mall experience. Ayala Malls Manila Bay (AMMB) has become a cross-cultural stomping ground that reimagines urban leisure.
Owned by Ayala Land Inc. and opened in 2019, AMMB is a 250,000 m² shopping complex nestled within a 24.7-acre property. It boasts 150,554 m² of gross leasable shopping space, 10 cinema houses, and an anchor supermarket and department store by Landmark (soon to open). Additionally, the complex features its very own transport terminal, an office tower spanning about 18,253 m² of office space, and a 350-room Seda hotel.
The biggest development in the Ayala Malls portfolio, it comprises 835 stores featuring global and local brands. However, the key feature of the mall is its sprawling 20,000 m² entertainment area, along with specialty hubs such as Filipino Village, Japan Town, China Town, and Korea Town.
Amidst the retail center, is a 3.7-acre lush central garden with one of the Metro’s largest 4K 3D LED screen. The spaciousness, green pockets, and built-in characteristics of the mall are a foresight into what communities will need from a post-pandemic retail environment.

In a progressive move, right after the pandemic, Ayala Malls Manila Bay (AMMB) redefined its role in urban life by transforming into a 'city within a building', aiming to boost foot traffic with a unique approach. The mall integrated five government agencies within its premises, facilitating over 400,000 local and national gov’t transactions. These agencies include the Express Lingkod Office of Paranaque City, Philippine Statistics Authority, Professional Regulation Commission Satellite Office, OFW Lounge, and PAG-IBIG Agency Office.
Additionally, the mall converted cinema halls into a Professional Regulation Commission exam center, serving over 76,000 examinees. Through collaborations with government agencies, and NGOs, the mall hosted 112 community events across different interest groups, drawing over 60,000 attendees.
Further enhancing its role in community engagement, AMMB launched the "Homecourt" initiative, which converted 4,000 m² of leasable spaces into versatile sports hubs. This initiative hosted 60 event tournaments and attracted over 40,000 athletes nationwide. These transformations were recognized through various accolades, including three Gold Titan Business Awards, a Plaque of Excellence from the Pag-IBIG Agency, a Plaque of Recognition from the Philippine Sports Commission, and acknowledgment as one of the top taxpayers in Paranaque City.
Notably, 2023 foot traffic significantly increased by 41%, and sales by 61% compared to the previous year. Additionally, our social media presence saw a 74% increase in page visits and 83% increase in reach, establishing Ayala Malls Manila Bay's commitment to cultural preservation, community engagement, and its role as a microcosm of urbanization.

The highlighted achievements demonstrate our ability to bounce back. Unlike other developments, this huge building complex operated for only 5 months before the pandemic lockdown. The succeeding shift in consumer behavior posed a challenge as traditional malls struggled to adapt. The genesis of our innovations lay in the understanding that to thrive in this new environment, malls needed to become more than just shopping destinations—they needed to become vibrant community hubs where people could connect, engage, and create lasting memories.
While competitors may have focused solely on transactions, targeting the market by demographics, Ayala Malls Manila Bay (AMMB) became a microcosm of urbanization. It strategically converted its shopping spaces and integrated government agencies while harmoniously blending sports and active lifestyles through its “Home Court” initiative. The injection of the unique environment in the building not only brought the community back from the pandemic but also created a city within the building, crafting a sustainable ecosystem from just a shopping center to a cultural epicenter, increasing sales of the stores from sports concepts, entertainment, and food concepts, while providing convenience to its patrons.
This approach not only addressed the challenge of stagnation in the retail sector but also countered the perception of malls as purely transactional spaces. Furthermore, this performance surpasses our past achievements and sets a benchmark for the industry, showcasing its ability to innovate and thrive in an ever-evolving retail landscape.
