    AyalaLand Logistics Holdings Corp. (ALLHC), a subsidiary of Ayala Land, Inc., is the leading industrial real estate company in the Philippines. ALLHC is in seven growth areas nationwide through its diversified portfolio of industrial parks, warehouses, cold storage facilities, and commercial leasing properties. ALLHC owns 5 industrial estates spanning 1,067 hectares in gross land area, real estate logistics facilities encompassing 309,000 sqm of gross leasable area (GLA), cold storage facilities with 10,300 pallet positions, and retail & office centers with 94,000 sqm of GLA.

    ALLHC’s pioneering development, Laguna Technopark, is one of the country’s first privately-owned industrial estates, built in 1990. It paved the way for progress, in the dynamic CALABARZON region (Southern Luzon), generating over 100,000 jobs for leading global manufacturing investors.

    As a major player in real estate logistics, ALLHC continues to expand its warehouse leasing portfolio with strong presence in two major island groups, Luzon and Visayas. ALLHC has two commercial centers in highly urbanized areas in Metro Manila.

    ALLHC experienced transformational growth in 2022, amidst geopolitical and macroeconomic challenges while navigating through market headwinds with focus and resilience. ALLHC's product expansion through diversified business lines provided a solid platform for growth.

    In 2022, revenues registered at P4.2 billion while net income rose by 29% at P1.0 billion compared to 2021. This performance was driven by strong uptake of industrial lots, and stable warehouse and commercial leasing operations. Warehouse GLA expanded to 309,000 sqm, a 38% increase from 224,000 sqm in 2021. For cold storage, ALLHC ended the year with 10,300 pallet positions, 42% more versus 2021.

    ALLHC focused on further expansion and diversifying its businesses. From its existing industrial park portfolio in Laguna, Cavite, Laguindingan, and Pampanga, ALLHC acquired 133 more hectares of land for Batangas Technopark, and expansion of Pampanga Technopark (launched in April and June 2023, respectively). By year-end, it had 1,067 hectares in total gross land area.

    In 2021, ALLHC ventured into cold logistics through the acquisition of two existing cold storage facilities. The following year, it acquired a third cold storage facility in Mandaue, Cebu. ALLHC broke ground for its fourth facility in Santo Tomas, Batangas in March 2023.

    On dry warehouses, ALLHC acquired a 64,000-sqm facility in Santo Tomas, Batangas in 2022. This year, it launched its first build-to-suit facility, a 15,000-sqm warehouse in Cavite Technopark for a retailer, set to become its main distribution center for nearby areas.

    ALLHC’s joint venture partnership with FLOW Digital Infrastructure, a developer-operator of digital infrastructure in the Asia-Pacific, aims to develop data center campuses across the country. The partnership's first Philippine data center was launched in Biñan, Laguna in December 2022.

    Amidst breakthrough growth, ALLHC remains committed to create long-term value and contribute to progress through its developments. It concretized ongoing initiatives for environmental protection, social engagement, and good governance through the “ALLHC Cares for Tomorrow” program or ACT. ACT aims to seek more sustainable ways in managing ALLHC’s properties while supporting communities where it is present.

    A strong pillar of ACT are ALLHC’s community-centric initiatives: its participation in the Department of Education’s Brigada Eskwela (School Brigade); assistance to micro, small and medium enterprises through Alagang AyalaLand (AyalaLand Cares) Centers in its commercial centers, and Tutuban Center’s e-commerce site; assistance to the Missionaries of Charity within the Tutuban Center complex in Manila; and mounted e-libraries in Cavite and Pampanga. ALLHC works closely with the government as vaccination and RT-PCR testing site in South Park Center.

    On the environment, ALLHC’s efforts in shifting towards renewable energy and adopting a circular economy are steps towards carbon neutrality and climate protection. Its Technoparks allocate 30% area for open and green spaces. It uses 100% recycled plastic pallets for its cold storage facilities. Plastic discards are converted to eco-construction materials in ALLHC developments. Its commercial centers mount public recyclables fairs.

    On governance, ALLHC was recognized for its 2021 ASEAN Corporate Governance Scorecard by the ASEAN Capital Markets Forum, a testament to ALLHC’s continually improving governance policies.

    ALLHC endeavors that through ACT, its leadership and commitment to excellence will guide them to responsibly develop more sustainable industrial properties that energize and support businesses for countryside development.
