In 2023, Stack Homes, as a way to diversify their business model during the higher residential mortgage rates, created a new B2B division called Stack Modular Development (SMD) to integrate modular building services into developer and commercial construction projects. SMD provides rapid build times through its modular construction processes and cutting edge technology, producing units in an average of 8 weeks. SMD’s procurement system and high-speed production lines enable predictable costs and timelines. In addition, SMD’s building methodology reduces waste by up to 90% compared to traditional site built construction.
The manufacturing facility features 80,000 square feet of production space that is outfitted to build in wood, volumetric steel, structurally insulated panels, and cross laminated timber methodologies to provide the best solutions for the client’s needs. It has the optimal balance of mechanization with steel 3-D cold form roller printers to precision cut and panelize the structural envelope of a building in less than one day and traditional labor for quality, efficiency, and craftsmanship. Following manufacturing, a unit is transported and installed on its permanent foundation.
Within 8 months of operation, SMD is now building single and multi-family residential developments, transitional and emergency housing, and commercial projects.

In 2023, SMD was formed and built a sales pipeline of over $1 billion dollars building single-family residential developments, multi-family residential developments, transitional and emergency housing, and commercial projects for the following clients:
HSL Properties (contract for 380 homes per year for 10 years, in-progress)
SWIG Soda Shops (contract for 398 units, in-progress)
Guzzle Soda Shops (contract for 6 units, completed)
The Other Side Village (contract for 26 cottages, up to 150 in letter of intent)
Manta North (3 homes for Montana National Park hospitality cluster contract, completed)
Modal Living (20 homes, completed)
Built Prefab (Canadian modular home company’s U.S. expansion, in-progress)
Clients have found tremendous value in how the company is able to overcome many of the hurdles of construction through fixed pricing, rapid building, and near zero waste.
The Other Side Village was an RFP that SMD was awarded. The project is one of the largest homeless resolution communities in the western United States with 150 cottages for permanent, supportive housing.

The construction industry is primed for disruption. It has failed to adapt and innovate the way other sectors like advanced manufacturing have. Productivity growth has sat at 1% over the past two decades and profit levels remain stagnant at around 5% according to Consulting Specifying Engineer. Construction has largely avoided procurement approaches and bypassed manufacturing techniques with projects often running late and over budget.
Modular construction represents about 5.5% of the total North American construction industry in 2021 according to the Modular Building Industry. But, it is quickly growing and in a report on the global construction industry by McKinsey, it pointed to a $265 billion profit pool available to disruptors in the construction market. They identified disruptors as new production technology enabling off-site manufacturing, new materials to reduce weight and improve logistics, digitalization, and new entrants. All four of these disruptors are linked to the approach Stack Modular Development is taking with modular construction and service.
SMD’s achievements are significant by finding market fit of over $1 billion in revenue for their building services and advantages over traditional on-site construction within their first year of operations. This was also during a high inflation and interest rate time when building and new construction starts were low.
