Biggin & Scott Knox is one of the fastest growing real estate agencies in Melbourne’s eastern suburbs. Our core product is selling and renting real estate, working primarily with vendors, buyers, landlords and tenants from within the local area. In 2012, we opened our first office in Boronia and have since opened another four in Wantirna, Rowville, Bayswater and Ferntree Gully.
Our growth has stemmed from Principal Adam Flynn recognising a number of industry wide issues such as poor reputation, lack of training, high turnover and poor quality of service, and in response, creating the $1M Agent System which was designed to overcome these issues while also increasing the level of service and expertise provided to both buyers and sellers throughout the sales process.
The $1M Agent System is a four week course which takes a salesperson with limited knowledge and experience to a $1M Agent within the space of 12 months by helping him or her achieve a 90% success rate in their listing presentations. Agents, after completing the $1M Agent System, increase their gross commissions from approximately $160,000 to $800,000 – $900,000 per year within 12 months.
This system has enabled Biggin & Scott Knox to drive a sustainable model of growth in both sales and property management as we inevitably receive more rentals as a byproduct of our exceptional sales system. The beauty of this system is that is it replicable for all businesses including Boronia, Wantirna, Rowville, Bayswater and Ferntree Gully and has been largely responsible for our success as a group.
The impact of the $1M Agent System on the business has been exponential. We have grown from one office to five and are now the #1 office within the Biggin & Scott network. Our sales have increased 700%, our rent roll has doubled and our team has grown from 6 to 35. Our Sales team comprises 10 Sales Agents and of those, 7 are on track to be million dollar writers in 2018 all as a result of the $1M Agent System.
To support the growth of the sales arm of the business, we also initiated a complete overhaul of the Property Management department which resulted in the implementation of a number of systems, including Asana, Inspect Real Estate and Console, to ensure consistently high levels of customer service for our clients.
This systemised approach has been two tiered in its effectiveness as it’s enabled us to maintain our high levels of customer service, whilst also being able to scale without adding additional Property Manager’s thus maintaining our business costs and increasing overall profitability of the department. Managing Director Danelle Hunter also created and implemented the ‘PA to PM’ training program which has reduced staff turnover in our rental property management division by 90%.
Furthermore, the Biggin & Scott Knox Directors are incredibly community minded and support a number of local sporting clubs, schools and community events. We donate up to $20,000 worth of promotional boards to schools, charities, and RSLs which they use to advertise and raise awareness for their initiatives.
In 2017 we sponsored the Lysterfield Football Club, Boronia Bowls, Heany Park Primary School, St Luke’s Primary School, Fairhills Primary School, Knox Council Seniors Festival, Knox Council Arts Festival, Knox Council Community Planting Day, and the Ferntree Gully North Primary School Eggstravaganza.
We have also held our own Easter Egg Hunt for local families, donated mulch to Fairhills Primary School, orchestrated a food drive, and have participated in a number of fundraisers like Run for the Kids and Superboss Day. Currently, we are preparing for our charity gala event to raise funds for the Cancer Council of Australia.
We are also supporters of the HeartKids Foundation, a charity dedicated to providing support to children with heart disease. We are incredibly proud to have raised over $100,000 as a group for the foundation over the last three years.
