Nomination Title: AppFolio Property Manager

Tell the story about this nominated product or service (up to 650 words). Describe its function, features, benefits, and performance to date:

Property management operations are essential to maintaining a property and its value in the market. It’s a highly complex job that encompasses: marketing to ensure units are filled; screening tenants; accounting and managing finances such as setting rental prices, collecting rent, paying taxes/bills and budgeting; communicating with tenants and resolving maintenance issues; and much more.

A property manager, or management company, takes care of all these operational details, which often means jumping from project to project and moving from location to location. They must balance dealing directly with the “customer” and dozens of back-office administrative tasks. While their jobs require them to be agile, property management is often inundated by manual processes, diverting valuable time and resources away from serving clients and growing businesses. It has largely been left behind as other industries have benefited from digital transformations.

Enter AppFolio, who recognized this gap and built its vertical technology platform specifically for property managers and their unique workflow.

AppFolio Property Manager is an end-to-end property management software solution, designed for property managers to modernize, automate and grow their businesses. This cloud-based platform is a one-stop-shop that streamlines every aspect of the job—whether it be for multifamily and single-family, commercial, student housing, HOA or a mixed property portfolio. Users instantly access reports and statements, share vacancy postings on hundreds of listing websites, submit/receive online applications and leases, send and receive payments online from owners, tenants and vendors, screen residents and conduct mobile inspections.

With AppFolio Property Manager, customers have reported results such as increases in the the number of units managed by 27%, completed day-to-day operational tasks 5x faster and portfolio growth by as much as 700%—without hiring additional staff. Steve Shwetz of Mesa Property Management credits AppFolio for growing his portfolio from 25 to 200 properties in record time, saying, “We estimate savings to be $30,000 over the last 3 years alone.”

To continue making the job of property management more efficient through technology, AppFolio released the following enhancements in 2016:

-- In Q1 2016, AppFolio saw a 140% increase of logins via mobile device from the previous quarter.

Customer Engagement

Expanding on its existing communication feature set, AppFolio added two-way SMS text messaging, pre-drafted personalized emails, online self-service portals and a record log of email/text conversations, to foster stronger relationships and simplify communications with between today’s more mobile-focused owners, renters and vendors.
-- It’s now even easier for busy renters and owners to access important information and documents and perform actions, such as pay rent and submit a maintenance request from their mobile device.
-- Renters can also add photos to maintenance requests, as well as view previous payments and lease terms in one convenient location.
-- Property managers access contact information and send/receive messages directly in AppFolio’s system to address time-sensitive matters, such as late payment reminders, package delivery notifications and maintenance emergencies.
